What to look for when viewing a house
Viewing a property is exciting, but it's crucial to look past the fresh paint and staging. Take this checklist with you to ensure you don't miss any red flags.
Before You Go
- Research the local area (transport links, schools, crime rates, amenities).
- Check the property's listing history and previous sold prices nearby.
- Review the floor plan to understand the layout and room sizes.
- Confirm your budget and have your Agreement in Principle ready.
The Exterior
- Check the condition of the roof (missing tiles, sagging).
- Look at the gutters and drain pipes for leaks or blockages.
- Inspect the brickwork and pointing for cracks or crumbling.
- Evaluate the condition of exterior windows and frames.
- Assess the garden/outdoor space (boundaries, maintenance, which way it faces).
The Interior
- Look for signs of damp (peeling wallpaper, dark patches, musty smells).
- Check for large structural cracks (especially around extensions or bay windows).
- Test the plumbing (run taps, flush toilets, check water pressure).
- Inspect the boiler (ask how old it is and when it was last serviced).
- Check the fuse box and electrical outlets (are they modern?).
- Assess storage space (built-in wardrobes, loft space, cupboards).
- Test windows and doors (do they open/close easily? Are they secure?).
Questions for the Agent/Seller
- Why is the vendor selling?
- How long has the property been on the market?
- Has there been much interest or any previous offers?
- Is there a property chain? (Are the sellers buying onward?)
- What exactly is included in the sale? (White goods, fixtures, fittings?)
- What are the average utility bills and council tax band?
- Are there any known neighbor disputes?
